Real Estate Auction Terms & Conditions


-The subject property located at 25091 Front Street, Sterling, IL 61081 (Tax ID: 10-36-304-005) will be offered for sale at public auction on Saturday, October 13, 2018 @ 12:00 Noon; to the highest bidder with an opening bid price of $65,000.


-The subject property is offered in “AS IS” condition without any warranties or guarantees; including but not limited to: mechanicals, shared well (with designated pumps), septic system.


-The successful bidder will be required to deposit $5,000; and enter into a written contract for purchase agreement without any contingencies immediately following the bidding.


-The successful bidder agrees to sign and waive the 10 day right of inspection offered on the lead paint disclosure (if applicable).


-The closing date shall be on or before November 15, 2018.


-Real Estate taxes will be prorated to the day of closing, based on the latest available tax information, with no other adjustments.


-The seller will provide standard title insurance for the amount of the final selling bid price.


-The seller shall not be required to provide a survey.
